2300 Galt Street

This 4-unit multi-family project was registered, designed and built to LEED Gold for Homes standards. It was the second development under the Norquay Neighbourhood Plan and the first property to be rezoned in the Norquay Village transition zone. The development served as a test case for increasing density in the neighbourhood. The project includes four three-bedroom townhouses. Each unit has natural light from three sides and an attached garage. One unit also contains a lock-off suite that can be rented out as a mortgage helper.

The site for the Galt Street townhouses was formerly part of a paved parking area for a motel. In addition to achieving LEED Gold requirements, the ecology of the site was restored with extensive local planting and a green roof area above the garbage collection area. The planting assists in reducing water run-off, helps to mitigate heat gain, and contributes to livability. The project has a high-performance building envelope, is ready for solar-power hookup and uses no fossils fuel for heating.
